It's one of the most common questions we hear from property managers and condo boards: how often should our building's windows be cleaned? The honest answer is that it depends on your building, but there are clear guidelines that work for most properties across Toronto and the Greater Toronto Area.

The Short Answer

For most residential high-rise condominiums in the GTA, exterior windows should be professionally cleaned at least twice a year, once in the spring and once in the fall. Commercial office towers and retail buildings usually benefit from more frequent cleaning, often three to four times per year, because their appearance directly affects tenants, visitors and business.

5 Factors That Affect How Often You Should Clean

1. Location

Buildings near the lake, major highways such as the 401, QEW or Gardiner, or active construction sites collect dirt, salt spray and dust much faster. Waterfront properties in particular often need cleaning three times a year. For example, we clean the exterior windows at The Palace Pier in Etobicoke three times per year (spring, summer and fall).

2. Construction Nearby

If there is a new tower going up next door, construction dust and debris will settle on your glass quickly. It is often worth adding an extra clean once major nearby work is finished.

3. Building Type and Height

Taller buildings are more exposed to wind, rain and pollution. Balconies, podium windows and hard-to-reach glass also tend to collect grime that residents notice from inside their suites.

4. Resident and Tenant Expectations

Clean windows are one of the first things residents, buyers and visitors notice. Regular cleaning keeps owners satisfied and helps protect property values.

5. Glass Protection

Dirt, mineral deposits and hard water left on glass for long periods can etch the surface and become very difficult to remove. Regular cleaning protects your windows and helps avoid costly restoration or replacement later.

Best Time of Year for Window Cleaning in the GTA

Spring (April to June): removes winter salt, grime and dirt build-up.
Fall (September to November): clears summer dust, pollen and construction debris before winter.
Many buildings schedule caulking inspections and repairs at the same time, since the crew is already on the building. This saves time and money and helps prevent water leaks during winter.

Recommended Cleaning Schedule

Residential high-rise condo: 2 times per year
Waterfront or highway-adjacent condo: 3 times per year
Commercial office tower: 3 to 4 times per year
Retail and storefront glass: monthly or more often
New construction: a post-construction clean before occupancy

Safety Matters

In Ontario, exterior window cleaning on buildings is regulated under Ontario Regulation 859 (Window Cleaning). Always make sure your contractor uses trained, certified workers, inspects roof anchors and equipment, and carries proper liability insurance and WSIB coverage.
